What are home measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement service, a certified appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and occasionally go unverified — which means you may be taxed for more space than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A measuring service can ensure that you're paid fair market value for your property. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any updating that may have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that appropriately reflects true market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested since they can view the layout and features of the house before and after touring.
